  • Can I book a room without viewing it?
    In the current climate, we understand that in-person viewings aren't always possible. With that in mind, we can provide video tours of our aprartments. If you do book an apartment on this basis and decide you want to change to another apartment within the building, subject to availability, we'll do our best to accommodate you. This will also be subject to an additional administration cost.
  • Can I live with my friends?
    Yes. Some of our apartments are suitable for two students to share. If there are more of you and you would like apartments next door to each other, get in touch with us first and we'll see what availability we have.
  • Arrival
    Check-in is 24 hours, as we operate a self check-in process. You will receive access codes on the morning of your Start Date - you will be able to check in from 15:00 on that day.
  • What type of lease do I sign?
    If you are a student you will be given a Student lease agreement, this is a fixed term contract with a start and end date. If you are no longer a student you will be given a Scottish Private Residential Tenancy Agreement. These leases do not have a minimum term. It can be ended by the tenant giving 28 days notice.
  • Can I move in without paying my first rent instalment or deposit?
    No. All rent, deposits and other payments due on or before your tenancy start date must be paid in full. Check in codes will not be released to any arriving tenant until their account is up-to-date.
  • Guarantors
    Guarantors are required for students or anyone under the age of 25. The Guarantor will make sure that Tenants pay the rent and perform and observe your obligations under the Tenancy Agreement. If you do not pay the Rent and/or perform and observe your obligations, the Guarantor will do so instead and the Guarantor will reimburse us for any losses, damages, costs and expenses suffered by or incurred by us as a result. We are under no obligation to bring any claims against you before bringing any action against the Guarantor. The Guarantor must complete an application form and be able to provide proof of identity in the form of a passport and driving license.
  • Do I require insurance?
    We cover the building's insurance, but your belongings are your own responsibility. We cannot accept any liability for loss or damage caused. We can give you some advice on getting yourself some contents insurance if you need.
  • Do I need a TV Licence?
    No, this is included in your rent.
  • Do I need to pay any further bills?
    No, your bills for heating, electricity, water and WiFi are included. If you have any further questions, please contact the Accommodation Manager who will be happy to help with your enquiry.
  • Do I have to pay Council Tax?
    Council tax is a tax applied to residential properties in England, Wales and Scotland. Local authorities collect it to help fund their services such as rubbish collection, the police and the fire brigade. The majority of students are exempt from Council Tax. In almost all cases, full time students DO NOT have to pay Council Tax. Please take the time to click HERE and check whether you qualify for exemption or not. Also, remember that not all courses qualify for Council Tax exemption and you should check with your University or College too. Proof of exemption. Usually, the Admissions Office at your University/College/Institution will provide you with a Council Tax Exemption Certificate. It is your responsibility to send this to the Council. We also require a copy of this 7 days following your enrollment on your course. Please note that if, for any reason, the Council requires you pay Council tax then they will charge you directly. This is not included in your fees to us and you must deal directly with the Council, although ELS will give advice and help in any way we can.
  • How do I receive my mail?
    You will have a secure individual mailbox which will be located in the reception area of your Apartment floor. You will have to sign for your key when you first arrive, which must be returned to us at the end of your tenancy. If you lose the key, there is a £10 charge.
  • Can my friends or relatives stay over?
    You may have 1 visitor at any one time for up to 4 nights staying in your room. You will be required to complete a Visitors Form at the Accommodation office. You will need to notify us of any visitors in advance.
  • Where do I do my laundry?
    All tenants use the laundry room with washing and drying facilities. We have 2 Laundry Rooms for use, which are equipped with coin-operated Washing and Drying machines. You must supply your own washing powder/liquid. It would be a good idea to also invest in a laundry basket to carry your laundry to and from your apartment.
  • Security
    Security cameras are situated around the building for your safety. You will have security codes to enter the building, acces your floor and a key code entry for your apartment. Please do not share these. You are responsible for the security of your apartment as well as the other tenants in the building.
  • Can I smoke in my apartment?
    All our apartments are No Smoking residences. If you wish to smoke, please do so outside and away from the building. For clarification, there is no smoking in any shared areas, corridors, stairwells, lifts, laundry rooms or emergency exits. Fire alarms are fitted in each room and all corridors. Smoking out of an open window WILL set off the fire alarm and the Fire Service will automatically respond. This means that ALL rooms will be evacuated and a charge levied directly from the Fire Service to whoever was responsible will be incurred. Stay safe. Be sensible.
  • Who will be there in the event of an emergency?
    We take the safety of our residents very seriously at ELS House and expect our residents to do so too. You will be provided with a list of 24 hour emergency numbers with your Welcome Pack when you move in, which also has Fire Saftey procedures and information. We carry out Fire Alarm tests every friday afternoon, as well as having 24hr CCTV in operation in and around the building.
  • Cleaning
    You are responsible for cleaning your apartment. Our team of cleaners will make sure that the communal areas are all kept clean.

So you're coming from overseas...

Entering the phase of college life while leaving home can be scary and even more so when you are studying in another country. We at ELS recognise this and aim to help all of our International tenants integrate into the wonderful student culture that is Edinburgh.

To help you find your feet, we have lots of great information on this website.  We know that the big move can be daunting so we've tried to give as many links and info as possible to ease the transition for you. Tasks like starting a new bank account, getting a bus pass, finding food that tastes like a home cooked meal, finding your favourite haunt, the list goes on and on. It is not possible to open a UK bank account until you arrive in the UK. However, it is likely to be one of the first things that you do because this is the safest way to keep your money. This will take you at least a week so you must make sure you have enough money for your first few weeks in your new city.

To open a bank account you will need to check individual bank requirements, but most require you to take your passport and introductory documentation from your university detailing your personal details and course of study.

Student Travel Reduction Cards...

If you are exploring the UK while you’re here you will make considerable savings on travel by purchasing a Young Person’s Railcard and/or a Coach Card. The Young Person’s Coach Card can be bought at National Express coach offices or online. This card costs £10 for a year or £25 for three years and gives you 30% off all coach travel in the UK. To get one you simply need proof that you are a student. For further information see www.nationalexpress.com

A Young Person’s Railcard costs £30 for one year or £70 for three years, and gives you a third off your rail travel in the UK. To get this you will need proof you are a student, your passport and a passport-size photo. The card can be purchased at any train station ticket office. Getting a mobile phone...

Mobile phones are cheap to buy, but expensive to use, especially if you are calling another country. If you choose a contract the phone will be cheaper or free but make sure you check the monthly payment and call charges before signing any contract and there is often a compulsory monthly charge. You will also need an enrolment letter from your university.

Pay-as-you-go is the no-contract, no credit check, no-commitment, no-monthly bills option. However, you always pay a lot more to buy the initial phone and calls are generally more expensive than on contract mobile phones, but you will not need to provide a proof of enrolment letter from your university.

There will be deals for international calls so make sure you take a look around before rushing into buying a phone.

You may need to apply for a student visa to enter the UK.

    You may have 1 visitor at any one time for up to 4 nights staying in your room. You will be required to complete a Visitors Form at the Accommodation office. You will need to notify us of any visitors in advance.
  • Where do I do my laundry?
    All tenants use the laundry room with washing and drying facilities. We have 2 Laundry Rooms for use, which are equipped with coin-operated Washing and Drying machines. You must supply your own washing powder/liquid. It would be a good idea to also invest in a laundry basket to carry your laundry to and from your apartment.
  • Security
    Security cameras are situated around the building for your safety. You will have security codes to enter the building, acces your floor and a key code entry for your apartment. Please do not share these. You are responsible for the security of your apartment as well as the other tenants in the building.
  • Can I smoke in my apartment?
    All our apartments are No Smoking residences. If you wish to smoke, please do so outside and away from the building. For clarification, there is no smoking in any shared areas, corridors, stairwells, lifts, laundry rooms or emergency exits. Fire alarms are fitted in each room and all corridors. Smoking out of an open window WILL set off the fire alarm and the Fire Service will automatically respond. This means that ALL rooms will be evacuated and a charge levied directly from the Fire Service to whoever was responsible will be incurred. Stay safe. Be sensible.
  • Who will be there in the event of an emergency?
    We take the safety of our residents very seriously at ELS House and expect our residents to do so too. You will be provided with a list of 24 hour emergency numbers with your Welcome Pack when you move in, which also has Fire Saftey procedures and information. We carry out Fire Alarm tests every friday afternoon, as well as having 24hr CCTV in operation in and around the building.
  • Cleaning
    You are responsible for cleaning your apartment. Our team of cleaners will make sure that the communal areas are all kept clean.
